TPS Capital is seeking the interest of investor/s to develop a prime, unique native bush–covered sub-division that provides privacy and protection for each of the residential sites within a secure gated-community. The land and development costs are estimated at US$10.5 Million.

Options for investor/s can be negotiated in terms of total purchase or a joint venture with the existing development company, who are currently sole owners of all the properties. Investment in the site infrastructure, including initial access roading, fibre connectivity from a local node and a helipad, exceeds US$2.75 Million to date. All resource consents have been obtained and are in place. With local sales it is anticipated that the uptake could be 4 to 5 years to exit. However, the promotion of sales to individual off-shore buyers could see the uptake period significantly reduced.

Project Overview

This proposed luxury sub-division development covers some 200 hectares with freehold tenure. The site has been sub-divided into 37 lots between 1 and 4 hectares each. Subject to council consent most sites have provision to have a second dwelling on each individual property, effectively doubling the overall investment potential. Property not assigned to the individual lots will be assigned to a covenanted area owned by all the sub-divided lots. Provision has been made for secluded community facilities such as a recreational pool, a gathering hall, tennis courts, a market garden and orchard all for the general use of residents.
