Within easy reach of Auckland City lies the beautiful coastal region of Northland, which is strategically positioned in one of the most sought after locations for luxury residential lifestyle living in the North Island of New Zealand. Facing the sun with unprecedented 180 degree coastal views of the Pacific Ocean this area is renowned as a lifestyle and beach-resort destination together with exclusive holiday hideaways.
TPS Capital is seeking the interest of investor/s to develop a prime, unique native bush–covered sub-division that provides privacy and protection for each of the residential sites within a secure gated-community. The land and development costs are estimated at US$10.5 Million.
Options for investor/s can be negotiated in terms of total purchase or a joint venture with the existing development company, who are currently sole owners of all the properties. Investment in the site infrastructure, including initial access roading, fibre connectivity from a local node and a helipad, exceeds US$2.75 Million to date. All resource consents have been obtained and are in place. With local sales it is anticipated that the uptake could be 4 to 5 years to exit. However, the promotion of sales to individual off-shore buyers could see the uptake period significantly reduced.
This proposed luxury sub-division development covers some 200 hectares with freehold tenure. The site has been sub-divided into 37 lots between 1 and 4 hectares each. Subject to council consent most sites have provision to have a second dwelling on each individual property, effectively doubling the overall investment potential. Property not assigned to the individual lots will be assigned to a covenanted area owned by all the sub-divided lots. Provision has been made for secluded community facilities such as a recreational pool, a gathering hall, tennis courts, a market garden and orchard all for the general use of residents. A golf driving range and putting green as well as a bird aviary are also proposed. In the immediate district there are 4 golf courses, and leisure boat launching facilities approximately 5 minutes from the site gateway.
Ocean fishing for game fish is a popular sport in the area, as is beach swimming and recreational walking on part of the New Zealand National Walkway network, 3.5 kilometres of which passes beside the sub-division. By helicopter, the site is less than 30 minutes from Auckland International Airport and about 20 minutes to the world famous Kauri Cliffs golf course. In addition to the community facilities, and subject to resource consent, 10 time-share type villas are also proposed to be sited in the adjacent area, and in a another area of some 1,800 square metres, near to the front gate, provision has been made for the added-value siting of a two-level, 8 double-bedroom luxury guest lodge, a delicatessen store, a fresh fruit and vegetable outlet and an upmarket café in keeping with the high standards of this overall prestige development, along with a proposal for a secure storage facility for up to 12 boats.
